Almost weekly, put a few drops of oil or graphite powder on the movable parts in a swinging garage door. Care should be taken and the lubrication of the spindles, the bearings in the rollers and the pins of the door hinges should be done only in the down position. The tracks should be sprayed with some maintain thinner and the cleaned with a rag. Attempt to straighten a track which has lost its linearity.
This is a dangerous procedure due to heavy tension the spring is under even though it sounds easy. Work with these doors carefully and use the advised safety gear. Some roll-up doors have a pair of springs mounted above an overhead track and connected by cables to the bottom corners of the door. Both the sides of the doors are attached to vertical springs. The hooks should be shifted forward to multiply the tension. Check the lower weather-stripping of the swing out door and change if it has worn out. To smoothen the wood and to ensure it fixes properly to the new weather stripping, clean it using sandpaper and detergent. Any brand of wood preservative should be used once the door has dried, which usually takes two or three days.
